Investing in Homes and Communities
An update on our affordable home building programme
We’ve seen one of our busiest years of growth in over ten years, showing how firmly we’re focused on providing more affordable homes for people in rural communities.
KEY ACHIEVEMENTS:
More affordable rural homes
31 new affordable homes completed this year (including social rent and shared ownership).
64 homes under construction, with 27 due to complete in 2025/26 and over 100 in the development pipeline.
Delivery this year included schemes in Avening (Gloucestershire), Clavering and Stebbing (Essex), and Challock (Kent); future homes are planned across villages in Kent, Essex and Hampshire.
Investment in existing homes
£3.6m total property investment and £4,058 per property invested on average this year, up on last year.
We continued our rolling stock-condition programme, aiming to survey all homes by March 2026, to plan maintenance responsibly and keep homes safe and compliant with Decent Homes and building safety requirements.
Energy efficiency and sustainability
Secured £1.3m Warm Homes funding, matched by us to deliver a £2.6m three-year retrofit programme (insulation, heating, glazing).
Our target is EPC C or better for every home by 2029; 69% of homes are already above EPC C.
All new-builds to meet minimum EPC B, using fabric-first design to reduce bills and emissions.
“Investing in existing homes is as important as building new ones - every improvement means safer, warmer homes.”
